OUR PROCESS AND YOUR JOURNEY
The following should make your journey into a new home a lot easier and faster.
Time
From our first conversations to moving into your new home allow 6 to 12 months depending upon the project
Finance
Ensure you have the finance approved before signing a contract
Progress Payments
We recommended anyone building a new home uses progress payments
As such you pay as the home is built, with the last payment on completion of your new home!
We use a 6 stage progress payment plan for on our yard builds and 13 stage if on your section

Insurance
With the addition of Loss of the first 10% deposit insurance
Materials and workmanship defects coverage for 1 year
Annual contract works insurance
Transport insurance until the home is fixed on the piles
Legal / Council / Developers
Check that you can have a new home transported to your section
(When they say you cannot have a relocatable home on your section; they are generally referring to an existing home being picked up and moved; not a brand-new home being transported to your section)
Do you have a building platform which you must build within, or building setbacks from the road, side, and end boundaries. Typical setbacks are 3m or 4.5m from the road boundary, 1.5m to 2m from the sider boundaries and 3m to 4.5m from the back boundary
Check your building site coverage, typically it’s around 35% to 45% of your section size
Number of dwellings allowed, if you have space, you could plan for a second minor dwelling in the future, they are general up to 70m2
Roof style mono / gable / hip. You may also be required to have a certain roof pitch
Check the type cladding you can use on the outside and how many you need, or can have
Also check the colours and reflectivity of the cladding / roof / joinery (windows & doors)
Land
You may require an engineer’s report so that we build your truss and frames, and engineer the home to meet the climate zone / wind zone / snow zone / earthquake zone
If required, we will need a Geotech report to design the foundation or piles to meet the requirements for your foundation or piles
Services
Check that you have the following on your boundary
Power / Phone / fibre / Water / Sewer
We can then allow around 30 meters of connections for each service in our costings
Rural sites
Often require a resource consent on top of a building consent to build your new home.
You may require the following - Water tank / firefighting tank (often the same tank) and hard stand for the fire truck / septic tank and distribution fields / soak pits for storm water.
Earth Works
Most sections require earth works for the placement of the home.
Piles can reduce the required costs of earthworks as we don’t require a flat site, and can use the pile to level the out the home
Transportation
Before we sign a contract with you to build or deliver your new home, we first ensure we have the right access to your section, and that we get you an estimate of the costs involved
Choosing the right home plan
Our homes have been architecturally designed to capture 180 degrees of the sun and views
The plans can be mirrored or flipped to suit your section, sun and views
You can customize the doors and windows to suit your needs
Plan customization
Should you want to make further changes to our plans, we will first need to check our schedule. It will require new working drawings. We need a $5,000.00 deposit to cover these additional costs.
Building specifications
You can find our building specifications under each home
We can customize the standard building specifications, so please let us know what you would want changed
Then we can sign off on the specifications along with the following
Kitchen Plan
Electrical Plan
Flooring selections
External cladding combinations and colour scheme
Internal colour scheme
Roof / Gutter / Flashings / Downpipes Colours
External Joinery
Colour Selection
We confirm and sign off on your colour selection to ensure we are all on the same page from the roof to the kitchen, bathrooms, tapware, carpets etc.
Contract
Once you have approved the working drawings, cladding and joinery
Signed off on the building specifications, kitchen plan and colour selection
Checked the contract and paid the first 10% deposit
We will lodge the plans with the council
Build Time
Once the council has issued building consent (takes from 4 - 6 weeks) we will get our team onto building your new home
Our suppliers work hard to deliver their products to our site on time to keep the building moving forward
We allow 3 - 4 months to build our homes on our yard, and 4 - 5 months on your section

For health and safety, we take you thru an induction before visiting the site, and then book a time to do so with our project manager
